Main House Advert picture
A very rare opportunity at a greatly reduced price. A gorgeous 17th Century Normandy Stone Character Farm House set in a beautiful setting with amazing views over a river Valley and 6 Hectares of land comprising of Pasture, Wood, Streams, Springs, Ponds and the possibility of restoring an Old Lake. All in all including the Annex the Main House has a footprint of 220m2 approx with an independent Character Barn of 30m x 7m ripe for conversion. Plus numerous other old Building remnants that could be future Building projects.
This is only the second time the Main Large 17th Century character Normandy Stone House has been made available for sale in its entire life ( built in 1671 and owned by the same family its entire life prior to my purchase 11 years ago ).
With all the land included we are looking for 385,000 Euros with full 6Ha and 369,000 Euros with 3Ha ( priced for quick sale ). The property price has been significantly reduced since having a buyer pull out last May due to illness at the original 450K asking price. We are expecting some viewings over the next few weeks for both land and House so please if interested get in touch sooner rather than later.
Agents have it advertised around 385,000 Euros, the reduced price ( as of the last fortnight ) for a quick sale. So it would be nice to sell minus the Agent as both we and the buyer will capitalise and benefit from further savings. Of course please note Notaires fee's are applicable as in all cases when buying French property.
The land comprises of Age long Pasture land, with Streams, natural potable Springs and small Wood, pond ( possibility of a Lake post re excavation ) all within a quiet and rural setting with very pretty views.
The House:
A beautiful Large Normandy Stone Character Maison pere built in 1671 in a prime elevated and lovely position, with large drive and Hard standing area. In a prime location ( shops and school not far ) but in a very quiet and rural situation). 50 minutes to the ports of Caen and Cherbourg, 15km South West of Saint Lo, relatively close to the D999 ( a five minute drive or so ). The property has vast potential with beautiful views overlooking a river valley, the river itself the villages own name ( A great little Wild Trout fishery ) and overlooking its own land surrounding the House. It needs someone with vision and a really amazing project in mind, we have done a lot but there is much more potential.
A detached Character barn ( Normandy stone ) 30m x 7m in size already assessed by an Architect, which would make a beautiful Character property in its own right. The barn independently valued at 80,000 Euros. An Annex to the main House 11m x 7m which will extend the floor living space to over 210m2 per floor x 3. The Annex has wonderful roof beams and the Main Oak beams are in impeccable condition ( Annex currently used for storage ).
To the rear is a lovely Sun Trap courtyard and potential for extending into the rear Field. There are further old outbuilding remnants making even greater scope for adding Buildings. A very large Side garden which would border the possible Lake with direct access to the Main Spring/Pond ( Potable ) and encroached pond/could be large lake.
There is vast potential with some wonderful period features, Granite Fire place, door and window surrounds, Beamed ceilings and traditional windows etc.
Sure it needs some work and needs someone with foresight and vision but the resulting property would be astonishing and make an extremely High value home. As said the property is currently well below its valuations as we have no choice but to sell. This is a very reluctant sale as we love it and have done for the last 11 years and would love to realise the full potential ourselves but times are such.
So if a quiet 17th Century large Normandy stone Character house with 1m thick walls, beautiful outbuildings and potential. Pasture land, wood and streams, Potable springs, encroached pond and the possibility of a beautiful lake that could be created please get in touch.
