Outside
A courtyard area separates the main house from the barns and outbuildings and provides masses of parking space. There are plenty of under shelter parking areas within the hangars and stone barn.
The main barn is in excellent repair, including the roof. The back of which was totally replaced in 2009. There are several rooms within the barn that are currently used for storage, extra play areas, car garaging etc. There is also 2nd floor hay stores.
To the right of the barn and attached, is a planned gite/guest accommodation. Perfect for visitors, family and friends or to rent out. Planning permission is for 3 bedrooms, bathroom, kitchen and living areas with balconies and gardens. The roof has already totally renewed and all roof timbers have been replaced and treated in preparation for internal works to start. Veluxes were fitted at the same time as the roof was replaced and two hardwood double glazed windows have been fitted to the upstairs. It has a 10 year open planning schedule, with approx 9 years to run.
Around the back of the barn is a very large stabling area, home to 3 horses at the moment. There is a myriad of other useful buildings, a sheep fold and a large garage/workshop being the main ones. There are other smaller buildings for chickens goats and other small livestock that lie between the house and barns. There is also a working garage at the back of the barn, with a pit. It is not visible or audible from the main house and so could be used for other types of workshop if desired.
3 large fields currently home sheep and horses and can easily be dissected for smaller livestock. There are plenty of natural water sources, ideal for livestock and horses and the main field has a partly dug out lake with a dam and is ripe for converting into a small fishing lake.
There is a mature birch woodland that is well stocked with good straight ‘building material’ trees or winter fuel supplies for many years to come.
The whole ensemble sits on 7.5 hectares at the end of a private lane with no visible neighbours, yet close to all amenities. 5k to the beautiful market town of Boussac, with its own Chateau, bars and restaurants. Central (30mins) from the City of Montlucon, Gueret and La Chatre.
The farm is charming and tranquil and lies in the foothills of the Auvergne Mountain Range. Changes in personal circumstances mean we have to move a little further East. We will be very sorry to leave this wonderful house.
We have no chain and are keen to move now that we have made the decision, so all sensible offers in the region of 330,000 Euros / £285000 will be considered.
