The house is of stone construction with a tiled roof. It was built over 100 years ago in the historic village of Merignac, almost midway between Angouleme and Cognac and 5 minutes drive from the Charente river in Jarnac.

Merignac is a friendly village with a population of about 800. It is served by a baker, butcher, co-op and a church all within 2 minutes walk. It also has a school, new medical centre with doctors, a dentist and a new pharmacy.

The courtyard is entered through impressive wrought iron gates hung on huge stone piers. On two sides it has planted borders with roses, 3 plum trees a cherry tree and various flowers and shrubs.

Opposite the gate are 4 or five steps up to a private garden and vegetable plot with another plum tree, 2 apple trees a few vines and a quince tree. There is also a lean too for storing winter fuel for the 2 woodburners in the house.

To the right of the courtyard is the garage / workshop. It is about 30 sq/m with a trap door leading up to an attic with exposed timber beams just waiting for a conversion to a snooker room or self contained annexe. The attic is also accessed from inside the house from a door on the upper landing.

An internal door leads from the garage into the entrance hall. It has another entrance door leading out to the patio aea of the courtyard. The floor is tiled with light coloured tiles. Stars head up tothe 1st floor. Opposite the entrance door is a ground floor bathroom and toilet that also houses the washing machine, tumble dryer and a useful storage area.

Through the hall is the main lounge. Measuring about 30sq/m with a window and a door out to the street.It has laminate floor the original fireplace and a wood burning stove.

One step down is the kitchen/dining/living room with fitted kitchen units gas and electric hob, oven, sink and drainer with worktops . Another wood burner
keeps it cosy in the winter.

Upstairs are 3 good sized double bedrooms and a toilet/shower room.

An electric immersion supplies the hot water and the wood burners are supplemented (but rarely needed, with electric radiators.

300 yards from the house and you are in vine country with several circular walks that take 30 mins to as long as you like.
