Situated at the end of a private lane, you'll find our typical french farmhouse and adjoining bungalow.
The 2 properties can easily be separated if preferred.
The FARMHOUSE is built in the local stone and has a new roof and new electrics, insulation, all to french standards.
It comprises: double glazed entrance door to lobby with french doors to garden, entrance to kitchen/dining room (needs doing!) which has original tiled floors, fireplace with woodburning fire, door to garden, cosy living room with wooden floor, oak beams, stone walls, free-standing woodburner and additional electric heaters although these are hardly ever used, utility room/storage, downstairs WC.
Stairs to sunny landing with view over countryside leading to 2 double bedrooms (one needs decorating), bedroom 3/office, stairs to converted attic room with velux window, large family bathroom with corner bath, separate shower, basin and WC.
The 2 woodburners downstairs heat upstairs too so it's nice and cosy and warm!

Although set in a quiet location, it is a mere 5 minutes to the local town of Pre en Pail where you will find all amenities and a small market on a Saturday morning.
In opposite directions you will find the pretty towns of Lassay les Chateaux and Bagnoles de l'Orne which are well worth a visit and 20 minutes away are the busy larger towns of Alencon and Mayenne. Le Mans can be reached in 1 hour by autoroute.
Airports and ferry ports are all about 1 1/2 hours away.
The local french people are extremely helpful and friendly and are quick to welcome newcomers.
These properties are being sold reluctantly. We enjoyed 5 happy years here but due to personal reasons, have had to return to the UK.
They would be ideal for B&B, holiday lets or, like us, a larger family or in-laws!
The price of 210,000 euros is negociable and has already been reduced to keep in line with the local markets.
