There are two 4 bedroom, fully equipped barn conversions.

Each has a comfortable lounge, large kitchen diner and utility room with shower, wc, sink and washing machine on the ground floor. Upstairs are four bedrooms, two with king size beds and two with 2 single beds in each and a family bathroom, creating a capacity of 8 plus cots and an extra put up bed if needed.

Outside, each house has its own screened fully fenced & gated garden and decking area with table, chairs, sunshade and BBQ at the front of the property. At the rear is a fully fenced & gated large shared garden with play equipment for children and outside table and chairs for each house.There is around 1800m2 of grounds. There is off road parking for 2 cars for each of the houses.

The separate property has an entrance hall with storage cupboards, American fridge/freezer with water/ice maker/dispenser. Fully fitted kitchen with range cooker with floor & wall units with ample worktops. A lounge with dining area and utility room with wc and washing machine. Upstairs is a large bedroom and bathroom with shower, wc and bath.

French doors lead outside to a covered and uncovered tiled patio area with 2 settees, dining table and chairs and ceiling fans. A further uncovered area with outside seating, swing seat and shed & small garden area with flower borders.

There is also a potager garden to grow vegetables with another shed, potting bench and plant shelving. This house also has a separate car parking area.The buyers can offer lettings to a mixture of renters from singles & couples in the smaller house to larger family groups & groups of friends etc in the larger house/s dependent on the accommodation needs of the new owners.

We operate in 2 market areas. From October to May we offer longer term stays (min 1 month) From June to September we rent on a weekly or more basis for holidays. We usually fill 2 properties longer term over the monthly letting period & our usual occupancy is full in July & August & around 50% in the shoulder season. There is scope to increase holidays earnings dependent for instance on the installation of swimming pools if required.

We are looking for an arrangement whereby the purchaser and ourselves agree to a selling price at the outset of 325K to include all of the fixtures and fittings and equipment of the gites and agreed items from our own house.

The Purchasers should be in a position as a cash buyer or have an agreed mortgage offer in place to proceed.

The purchasers would also have the benefit of whatever rental bookings are in place at the date of completion.

The sale includes the website, client lists & business site listings.

You would be responsible for your own Notaire fees at the time of the final purchase.

As a private sale arrangement you as the buyer are saving the fees that would be payable if bought through an estate agent. At 6% this equates to a saving of 19,500 euros.
