Beautiful views of forested hillsides, lake (Lac d'Astarac), farmlands and mountains. The total property is 4,680 m2, including lawns, a SWIMMING POOL (12X5m), off road drive and garage, porches, terrace, pergola, lawns and a large pond surrounded by poplars, fruit trees and a veggie plot.

The barn conversion has a large games room (with ping pong table) and storage area on the ground floor, extending into a spacious covered garage area that can accommodate two cars. Living areas comprise spacious kitchen-cum-living room, large mezzanine, 3 large bedrooms and 2 shower-rooms. First floor balcony with splendid views.

The farmhouse contains an autonomous studio with kitchen-cum-living area with small porch, and bedroom on a mezzanine with shower-room. Currently run as profitable gîte business. Depending on which gîte you decide to use for the on-site owner’s accommodation, the potential annual income is approx. €20K annually. We tend to stay in the smallest gîte during the summer and rent out the rest of the property as two 6-person gîtes. Then in the winter months moving into the barn conversion and renting the two sides of the farmhouse for occasional long weekend and week lets. This life style leaves plenty of free time for extra work or extra leisure.

Although the sale price does not include handing over of furniture we will be happy to negotiate this. The buildings have good structural condition, are renovated and ready-to-move in. Kitchens are rustic and could benefit from modernisation. Would also benefit from central heating, as currently wood stove burners and electric is used.

Some potential to increase value with further development. Large mezzanine in barn could be closed into separate rooms. There is also the foundation laid and some basic plans for a small studio gîte in the rear of the barn conversion (this would still allow parking for two cars in the garage area).

Visitors are never bored although many embrace the tranquillity and indulge in unadulterated laziness by the poolside for their precious holiday time. There are many picturesque villages (for example St. Blancard is nearby and has fairy-tale type castle), local markets and brocantes and summer festivals to visit. There are several leisure lakes within short distance providing supervised swimming and sailing and so on. Various towns are located at driving times of 7m, 10m and 15m. Spain and the Pyrenées are only an hour and a quarter away and make a lovely daytrip with complete change of culture. The nearest ski resort being Saint-Lary-Soulan (73km/1hr10min).
