Back of House

Back of House

Urgent sale price reduced to 250,000euros
Large (287 sq. m.) charming and historic (late 18th century) but fully updated townhouse, on three levels (plus unfinished attic) in downtown Orthez, France,

Close to the Pyrenees Mountains and Spain. Orthez is on the A64 autoroute, 70 km from the Atlantic, 60 km from Biarritz Airport, and 45 km from Pau Airport.

The house is walking distance to all conveniences (TGV train station, hospital, shops, etc.), with butcher, baker, bank and beauty salon across the street.

The property extends the full depth of the block, with on-street parking in front, and a private driveway (original iron gate) and secure parking for two cars in the back yard.

The house has three bedrooms plus 2 self-contained apartments (used for vacation rentals and extended family).

All 5 bedrooms/apartments have private washrooms with bath and/or shower, plus there is a toilet and sink on the main floor (so 6 toilets altogether).

The master bedroom has an adjoining dressing room (also with separate entrance so could be an additional bedroom), currently being used as an office. Heating/cooling is via economical reversible air-conditioners (7 in total), all in good working order (one is brand new), plus a wood stove insert in the large fireplace in the main kitchen/dining area, and individual electric wall heaters in the 5 bathrooms.

There are 3 other working fireplaces. The house is serviced with town gas, used for the kitchen stove and on-demand hot water in the kitchen and master bath. Hot water for the remaining baths and apartment kitchen is via an electric water tank.

All of the main windows and the two sets of patio doors are double glazed. In addition to the main front entrance (historical double wood doors), the house has a “storefront” with separate entrance and its own address, presently used as a space to offer language lessons (French and English), and the purchaser has the option of taking over this business.

The backyard has a row of outbuildings, one of which has a fireplace (with wood stove insert) and could be converted to a small house (it has sewer and water). There is also a sauna (electric), potting shed (with sink), workshop and storage areas. The very quiet and private backyard also has a hot tub, a fish pond, several fruit trees (fig, apple, plum and nectarine) and a vegetable garden.

We are selling due to retirement and the need to downsize. The house was appraised in 2017 at between 300,000 and 320,000 euros (excluding agent fees), and is currently listed with an agent for

We have reduced the price to 250,000 euros (including agent fees).

Property taxes are 2,578 euros. For a private sale, we are asking euros (negotiable)

Most furniture (generally of very high quality, including numerous antiques and custom-made pieces), appliances, light fixtures, window coverings, tools, garden implements, etc. are also negotiable.
